The Closing Specialist II responsibilities begin when the loan processor requests the closing disclosure to be issued and ends when the loan has passed any/all auditing processes. In addition to ensuring the borrower has a successful loan closing, the Closing Specialist II is responsible for all communication with the title/escrow company, the loan processor, underwriter, and other applicable parties involved in the loan transaction, while adhering to company policies and procedures, all federal laws, and state regulations.  Some overtime may be necessary but not historically needed. Manage assigned pipeline of closing orders to complete the title commitment and clearance process assuring an efficient process is executed and closings are completed in a timely manner.


  • Gather title/escrow fees and other 3rd party service fees to create an accurate Closing Disclosure; provide CD to borrower, track receipt.
  • Identify errors on Closing Protection Letters and Title Reports
  • Generate closing docs and review entire signed closing package
  • Use compliance engines to run QM, high cost, HPML and other checks; identify fails and correct where necessary
  • Correctly use all checklist and tools provided by manager to complete all closing tasks
  • Work with title/escrow and loan processor to ensure all funding conditions are cleared prior to authorizing disbursement
  • Order wire from applicable warehouse bank and corresponding warehouse line
  • Ensure all lender fee checks are hand delivered to accounting on the same day received
  • Clearly and professionally communicates with peers, processors, underwriters, title/escrow agents in a timely manner
  • Solve daily problems, identify red flags, and perform daily responsibilities independently
  • Handle original documents with care
  • Issue post-consummation CDs according to regulations when necessary
  • 100% adherence to department policies and procedures


  • Minimum 2 recent years in drawing loan documents and funding loans or pre-funding quality control
  • Adds value in a team environment
  • Comfortable with paperless environment
  • Encompass, Data Trac, and ConformX experience a plus
